The EZ Program provides a solution for buyers who don't qualify for a traditional mortgage, but still want to build equity in a home

Unlike a traditional loan, you enter into a 40-year contract for deed with Equitable Title Interest. 

You retain the equity you build in the property throughout the contract period.

Program Structure

We provide an FHA loan to a HUD approved entity, which sets up a 40 year contract for deed giving the buyer equitable title interest.  

Closing Process

The purchase closes like any standard purchase-seller gets paid and agents get paid their regular commission and buyers start building equity day immediately. 

Two Year Refinance Plan

Buyers can stay in the home the full 40 years and as long as payments have all been made they will own it at the end of 40 years.  We give buyers a road map on what they need to do to qualify for a traditional mortgage and refinance in 2 years.  They are not required to do this, they can keep it all 40 years and after 2 full years they can sell it and they keep the equity, or stay in the home it is up to the buyer.
